How To File A Damage Claim With Airbnb

Unfortunately, accidents can happen, and guests may cause damage to your property. In such cases, you may need to file a damage claim with Airbnb AirCover to recover the cost of repairing the damage.

As stated by Airbnb, ‘Host damage protection, part of AirCover for hosts, provides hosts with $3 million in coverage in the rare event your place or belongings are damaged by a guest during an Airbnb stay. You’re reimbursed for certain damage caused by guests to your home and belongings if the guest does not pay for the damage.’ Here’s a step-by-step guide on how to file a damage claim with Airbnb:

 

Step 1: Document The Damage

Before you can file a claim, you need to document the damage caused by the guest. Take photos or videos of the damage and any items that were affected. This will help you provide evidence of the damage to Airbnb.

 

Step 2: Contact The Guest

Once you have documented the damage, contact the guest and let them know that you are starting an Aircover for Hosts request. Be polite and professional in your communication and provide them with evidence of the damage. If the guest doesn’t pay in full or respond within 24 hours, the host can submit a reimbursement request to Airbnb.

 

Step 3: File A Claim With Airbnb

If you’re unable to resolve the issue with the guest, you can file a claim with Airbnb. Log in to your Airbnb account and go to the Resolution Centre. Click on “Report an Issue” and select “Property Damage” as the issue type. Provide a detailed description of the damage and upload the evidence you collected.

 

Step 4: Wait For Airbnb To Review The Claim

Once you’ve filed the claim, Airbnb will review it and determine the appropriate course of action. Be patient; they may wish to contact your guest themselves or ask you to provide additional evidence.

 

Step 5: Receive Payment

If Airbnb determines that the guest is responsible for the damage, they will provide you with a payment to cover the cost of repairs. This payment will be made through the Airbnb platform, and you’ll be able to track the progress of the payment in the Resolution Centre.

 

It’s important to note that Airbnb has certain policies and limitations when it comes to property damage claims. For example, Airbnb’s Host Guarantee only covers certain types of damage, and there are specific time limits for filing a claim. Be sure to familiarise yourself with Airbnb’s policies and procedures before filing a claim.

Filing a damage claim with Airbnb can be a stressful and time-consuming process, but it’s essential to protect your property and your financial interests as a holiday rental host. By following these steps and providing clear documentation of the damage, you’ll increase your chances of a successful claim.
